Tax Stamp Fees Not Allowed(10310) FAIL

An excise/transfer tax is only allowed to be charged to the borrower under limited circumstances: 1) when the seller in a purchase transaction fails to pay the excise tax, or 2) when a property is “historic” under the Washington Historic Property Provisions. Doc Tax Stamps/Transfer Taxes are not otherwise applicable in Washington.

How to Troubleshoot:
This fail message is very specific that excise and/or transfer taxes cannot be charged to the borrower unless the house is “historic” in the state of Washington if not than these fees are the obligation of the seller per RCW 82.45.080, Tax is Seller’s Obligation.
It is the responsibility of the client to determine if this fee is accurate and allowable.
